A sculptural composition of three towers shaping a shared urban presence. Mixed-Use Tower Architecture – Triarc

Mixed-Use Tower Ensemble

Location: downtown Toronto

Architectural Concept and Sculptural Tower Forms

Triarc is a mixed-use tower architecture project located in the heart of downtown Toronto, conceived as a sculptural ensemble of three interconnected towers forming a unified urban presence. The project reimagines high-rise living through fluid architectural forms and a carefully articulated vertical composition.

The three tower ensemble is designed to work as a cohesive system rather than isolated elements. Each tower rises from a shared podium, establishing a strong architectural relationship between residential, commercial, and public programs. The sculptural massing introduces variation in height and form, creating a dynamic skyline profile while maintaining visual continuity across the site.

At the ground level, the podium integrates seamlessly with the surrounding streetscape, activating the public realm through landscaped plazas, pedestrian-friendly pathways, and accessible gathering spaces. This base structure anchors the towers within the city fabric, fostering social interaction and urban connectivity.

Architecturally, Triarc emphasizes transparency, rhythm, and refined material expression. The reflective glass façades capture shifting daylight conditions and surrounding urban activity, reinforcing the towers’ presence within Toronto’s evolving skyline. Recessed terraces and articulated volumes introduce depth and shadow, softening the overall mass while enhancing human scale.

As an example of Toronto high-rise architecture, Triarc reflects Sama Karim Design Studios’ approach to mixed-use tower architecture—where sculptural form, urban integration, and functional clarity converge. The project demonstrates how a three tower ensemble can shape a shared architectural identity while contributing meaningfully to the contemporary urban landscape.

Public Realm, Podium Design, and Urban Integration

Landscaped public plazas, lush greenery, and vibrant outdoor gathering spaces invite residents and visitors alike to engage with the site, while the podium levels offer a blend of retail, amenities, and social areas. Designed to harmonize sleek modern design with community-focused spaces, this visionary project sets a new standard for contemporary high-rise living in Toronto, celebrating the intersection of architecture, nature, and urban life.
